Foundation

The foundation will be made with a system of continuous reinforced concrete beams on the compacted ballast filling/cushion.

Structure

The structural system is made of reinforced concrete frames, concrete with superior strength class and BST 500 reinforcement. All floors are made of reinforced concrete, including the terrace slab above the 2nd floor.

Masonry

The lateral closing walls are made of brick masonry with of 30 cm width vertical gaps.

Insulation

The insulation of the house will be done by plating with 15 cm mineral wool for all the external walls. The finishing system of the facades will be a combination between ventilated facade and thermal system with decorative painting.

Aluminum Windows

The exterior windows will be made of aluminum with thermal break and double-glazed windows with reduced energy transmission. The facade on the ground floor facing the private courtyard will have a sliding door, allowing for ample door opening.

Thermal installations

The heating will be performed by the air-water heat pump, the rooms being warmed through the under-floor system. The room cooling will be done with fan convectors mounted in the ceiling with the thermal agent supplied by the heat pump.

Electrical installations

The electrical distribution will be made through a general switchboard and the floor switchboards, while the wiring for lighting and sockets will be Smart-Home standard. The house will be equipped with a burglar alarm that can be addressed via a Smart-Phone.

ANVELOPA

Izolația casei va fi realizată prin placare cu vată minerală de 15 cm pentru toți pereții exterior. Sistemul de finisaj al fațadelor: combinație între fațada ventilată și termosistem cu vopsitorie decorativă.

TÂMPLĂRIA DE ALUMINIU

Tâmplăria exterioară va fi realizată din aluminiu cu rupere de punte termică si geam termopan cu transmitere redusă de energie;
Fațada de la parter care duce către curtea privată va avea usă cu sistem glisant care să permită deschiderea unei suprafețe mari.

INSTALAȚIILE TERMICE

Sistemul de încălzire este realizat prin pompă de caldură aer-apă, incălzirea încăperilor efectuându-se prin sistem de pardoseală.
Răcirea încăperilor se realizează cu ventilo-convectori montați în plafonul camerelor de locuit, agentul termic fiind livrat de către pompa de căldură.
